350 BLEECKER STREET:
MAIN STREET GREENWICH VILLAGE

350 Bleecker has become the desirable building in the townhouse section of the West Village.  The only full-service building in this quadrant, it offers the amenities of a high-rise, while fitting in discreetly among the quintessential Village brownstones and brick buildings.  A six-story building, with some 120 apartments (owners continue to buy adjacent apartments, which reduces building density and increases value), it has the most splendid roof garden one can imagine.
Not only is there an amazing, 360-degree view of Manhattan, the Hudson river, the Village, and beyond; but the flowers, bushes, and trees provide an oasis in the middle of city bustle. There are raspberry, blueberry, and blackberry bushes; prune and apricot trees, tomatoes; and an herb garden. The saying here is "the early neighbor gets the berry," as residents take their breakfast to the roof in the summer for fresh berries in the cereal.

Additionally, there is a card-operated laundry, with new machines; a new gym with state-of-the-art equipment, industrial a/c, stereo, TV; a bike room; locker storage; and a public garage with private access into the building for residents. The long-standing staff include a phenomenal live-in super; the weekly doorman, Armando (not to be confused with Armanda), who is on Monday to Friday, from 4pm to 11pm; and Geoff and Annes, who are on Saturdays and Sundays, from 10 am to 2am.

The neighborly feeling in the building is a tangible asset for all residents. The summer roof potlucks and the Christmas party are some of the occasions where residents gather, and the friendships of some residents date back more than 30 years.

Armanda Squadrilli, Vice-President and Associate Broker with JCDeNiro & Associates, West Village Gallery office, came to 350 Bleecker in 1994. She was looking for an apartment for her mother, Renata, who fell in love with the building and the apartment. After closing, Renata lived there till she passed away in 1999. During that time she made close friends, and everyone loved her, and remember her to this day as a lovely and elegant lady.

When Armanda came to live at 350, the neighbors welcomed her. Even today, they still talk about Renata, and there is a bench in her memory under the trellis on the roof that was built for her by neighbors.

Armanda has been in real estate for 10 years, a top broker with a national firm for 8 years, and now a senior broker at JCDeNiro. She has been the "350 Bleecker Specialist" for many years. Squad (as she is known to friends and family) has done over 30 sales in the building, more than 3 times the sales by all other brokers combined, for a total of over $15 million in volume. She has set some 25 record sale and per-share prices, and kept apartment values ahead of the market price rises, to the level of trophy, white-glove, condo buildings. She also handles shareholder subleases.

As a top producer who lives in the building, she is the choice broker for many residents - based first on her track record, and second on her personal experience and clear love for her home. The conviction that this is the best place in which to live in the Village has helped Squad set and obtain excellent prices for owners, as well as bring wonderful - and lucky - people to live at 350 Bleecker.

As the building has a 2% flip tax, these sales have resulted in a tremendous cash flow into the buildings assets. In turn, this has made possible extensive building improvements and renovations, while keeping the maintenance at one of the lowest levels in the area for a building with so many amenities.

Recent improvements to the building include brand-new roof garden furniture; the renovated gym and new equipment; redesigned and up-to-code elevators; and a new marble lobby. Additionally, the building's financial position is in excellent condition.

In addition to making 350 Bleecker THE building on "Main Street, Greenwich Village," a term she coined some years ago, Squad has a hugely successful track record as a West Village broker (see www.westvillagespecialist.com) and in all parts of Manhattan as well. She has been interviewed in various local media, and speaks at real estate education meetings.  To learn more about Squad's background, clik on "About Armanda."

Bleecker Street is named for Anthony Bleecker, (b1770), a lawyer and poet who was friends with Washington Irving and William Cullen Bryant, as the street ran through his farm. Bleecker Street was also immortalized in Simon & Garfunkel's debut album, released in 1964, a tribute to it's long history as a musical and comedy strip.

Today, the stretch of Bleecker between Bank and Christopher Streets, encompassing 350 Bleecker, has become a chic shopping street, with Ralph Lauren, Marc Jacobs, Brunello Cucinelli, and Intermix, among many others. August restaurant is directly opposite the entrance to 350 Bleecker, and cafes and restaurants abound, mainly a block over on West 4th Street, and on the avenues and streets in the surrounding blocks.
